Pending an inspection, we got the house. At a price we are mostly comfortable with.
Now to deal with all of the bullshit that comes with not having Realtor's involved. Mostly, just me googling a million things and the boy trying to crack protected PDF files so that we don't have to pay for the contracts.
Holy shit, you guys. Holy shit.

Ooof... as a Realtor myself, I'd say be VERY VERY careful doing a major deal like this without any legal help. If you don't want to get a Realtor involved (who carry legal insurance and have lots of certification and training for a reason), at least talk to a real estate lawyer. It would be awful to miss a key component that costs you big time...
